Why use us

 

Attracting tenants Your property list will be added to our Lettings List, which is available through our seven Oxfordshire offices. In addition, we advertise widely in the local media and have a strong web presence.
A professional, efficient and friendly service Our high quality letting service is characterised by our professional approach and is designed to ensure you the maximum return on your investment with the minimum direct involvement.
Understandable and reasonable charges

Rather than charging for each section of the services that we provide we try and keep our charges as simple as possible. We therefore do not charge extra for items such as Tenancy Agreements, Inventories, etc. These are included within the fees:

 

  • Marketing and letting only - one month's rent

 

  • Residential letting with management - (see below for further explanation). Half a month's rent (one-off fee due at start of each letting) and 10% of the gross rent

 

All fees are subject to VAT at the standard rate.

The rental process in brief...

 

.Initial property appraisal We visit your property, free of charge and without obligation. We appraise its likely rent level, and discuss with you the letting of the property. It is essential in a competitive property market that your property is presented to a good standard. We will therefore advise you of any action required to enable the property to appeal to prospective tenants and thus let it in the shortest possible time. We will inform you of the rules and regulations concerning rental property. You then give us written instructions to proceed to...

 

Marketing the property. Through our 7 offices, the web and local advertising, as well as our database of applicants searching for let property. Credit checking and taking up of references of the applicants. Showing the property to the applicants

 

Preparing the tenancy We prepare a full and comprehensive inventory (including meter readings). We also draw up  the Tenancy Agreement. Collecting the first month's rent and accounting to you thereafter

 

Residential letting with management

Many landlords wish to let us market the property and find suitable tenants, but thereafter manage the property themselves. However, the complexities of property management and the time consuming problems that occur means that often clients prefer to enlist our professional help and therefore minimise their personal involvement. Our property management service is extremely flexible and can be tailored to your needs and includes many of the features that are often billed as 'extras' by other firms

 

Initial start up management
  • Transferring utility accounts to tenant's name and arranging re-direction of your final bills

  •  Payment of your final bills out of the rent as required. (providing that funds are available),

  • Dealing with any initial enquiries/problems from the tenants and liaising with you to ensure that the tenancy starts off in a satisfactory manner

 

general day to day management

 

 

  • Collection of the rent on a monthly basis by standing order from the tenant

  • Preparation of a monthly statement which is sent to you

  • Payment of rent minus our commission and any other outgoings directly into your bank account (once the tenants' rent has cleared)

  • Dealing with repairs and maintenance (we do have an obligation to ensure that tenants have an adequate property to live in and therefore reserve the right to arrange for essential works to heating, lighting, etc)

  • Payment of your normal outgoings from the rent collected - for example, ground rent, buildings and content insurance, etc

  • arranging any larger repairs in consultation with you

  • Carrying out inspections of the property, generally about three times a year
