The lettings procedure in brief

References
We ask you to complete an Application Form which we will fax off to our referencing company and await their report. Should this not reach the required standard then a guarantor may be asked for.

Costs
An administration fee of £100 will be charged when you commit to taking a property. Additional tenants (including spouses and partners) and Guarantors will be charged at £25 per reference. A deposit of £100 will also be taken at this stage. This deposit will be returned should references prove unsatisfactory.

On receipt of satisfactory references, a deposit of one month's rent will be required. Together with the original £100 deposit, this will now form the dilapidations deposit held by ourselves until the tenancy end. Should a tenant withdraw from letting a property prior to the Tenancy Agreement being signed by all parties, the deposit will be returned on a pro-rata basis.

On the day of moving into the property, we will require the first month's rent.

All monies must be in cleared effects before the tenancy can commence. Cash, bankers draft or cheques made out by a Building Society are preferable - if a personal or company cheque or bank transfer is used, time must be allowed for clearance.

Inventory
Our inventory clerk will produce an inventory of the property which details all aspects of the property and the condition  of each item. You will be given a copy of this to ensure that you are happy that it is accurate. This inventory will include the meter readings as at the time of the check in. It will be used at check out time to ensure that the property is as it was at your arrival.

 VAT

All charges to tenants are inclusive of VAT at 17.5%.

Visits.

We will visit your property on a 3 monthly basis
